Central and inner Oxford, including Jericho, Cowley and much of Headington, is dominated by Victorian and Edwardian terraces, many built as workers' or academic housing and now split into flats or let as houses in multiple occupation to students and young professionals. These properties commonly still have some original wiring, cellar or under-stairs consumer units, and layouts that were never designed for modern loads such as electric showers, multiple laptops and phone chargers, or an EV on the drive.

Botley and Cowley also carry a good deal of 1930s semi-detached stock, while Kidlington, Abingdon and Didcot on the fringes of the city offer postwar and modern estate housing with straightforward three-phase-free single supplies and easier access for cabling and panels.

The rental market matters as much as the building age. Oxford has one of the highest concentrations of privately rented and HMO housing in the country, driven by the university and the city's two hospital trusts, and a large share of our enquiries here come from landlords and letting agents needing EICRs, fuse board upgrades or remedial rewiring work to keep a property compliant and tenantable.

Victorian terraces in Cowley and Jericho typically have narrow, steeply pitched roofs running perpendicular to the street, which often means one usable south or west-facing slope and a smaller opposite pitch that contributes little. Solar design here is about making the most of the one good roof face rather than covering the whole house, and terraced streets often mean chimneys, party walls and neighbouring extensions cast partial shade that has to be accounted for in the layout.

The wider hipped and gabled roofs on Summertown and Botley semis, and the larger footprints of newer estate housing around Kidlington and Didcot, generally give more usable roof area and simpler orientation choices. Oxford sits in a shallow river valley rather than exposed high ground, so wind loading on panel mounts is a lesser concern than on coastal or hilltop sites, though mature trees in north Oxford's leafier streets and college-owned land can shade roofs more than owners expect until we survey with that in mind.

Oxford's electrical infrastructure reflects its age and density. Older terraces in Cowley, Jericho and parts of Headington can still be on single-phase supplies with limited headroom, so a consumer unit assessment and, where needed, a distribution network operator application form part of the quote for larger solar, battery or EV charger installs rather than being an afterthought discovered on installation day.

The introduction of Oxford's Zero Emission Zone in the city centre and the borough's consistently high rate of EV uptake have made home charging a priority for a lot of residents, but off-street parking is uneven across the city. Terraced streets in Cowley and Jericho frequently have no driveway at all, which shapes whether a charger install is even possible without kerbside provision, while semis in Botley and Summertown and estate housing around Kidlington and Abingdon usually have straightforward driveway access.

North Oxford, including large parts of Summertown, is covered by conservation area designation, and a number of individual properties across the city, particularly older college-associated houses, are listed. Both add a layer of planning consideration to visible work such as external cabling runs, meter box positioning and, in some cases, solar panel visibility from the street, and we factor that into the survey and quote rather than leaving a resident to find out at application stage.

Oxford's position on the Thames flood plain, particularly around Botley, Osney and parts of the city centre, means older properties in those areas can suffer from persistent damp at low level, which affects timber, plaster and, over time, cable insulation in period wiring. Where we find evidence of damp-related deterioration during an EICR or rewire survey, we flag it clearly and quote the electrical remedial work separately from any building repairs the property may also need, so the two are never confused on one invoice.
